NFT: Chimney repair question

Under contract to sell my house. Inspector found that the chimney is pulling away from the house and it needs to be addressed. They are getting me a estimate to replace the top 13 feet of chimney. Rip down and replace.

Any ideas on what I'm looking at price wise?

Are you even going to give the buyers inspectors quote a second thought? Get your own quote.

And yea chimney is right up against siding. Started pulling away from the house. I know it's a decent size job, just looking for a ballpark. Obviously we will negotiate, but I'm looking to be under $5000 (hopefully)

The chimney needs to be anchored to the sheathing. Do do that, you really do have to remove the section that is pulling away. Then add the fasteners and replace the brick and mortar.

If the chimney is pulling away from the house all the way down close to the ground, then you may have a chimney foundation problem.

One of the other problems that could happen with your situation is moisture getting behind the chimney and up against the unprotected wood.

Suggest you get multiple estimates yourself.

Good luck. I've had to shell out several thousand on chimney repairs over the last couple of years, but I've been able to spread them out.

cheaper to remove chimney and replace with a double core stainless steel stack surrounded by siding?? Not too sure just asking??
