xman : 7/25/2016 12:39 pm
/ carport detached from the house? No plumbing no windows minimum electric. Flat roof Does $100 a foot seem reasonable?

I actually think $100/sqf

seems reasonable. General renovations cost $150/sqf but since a garage/car port doesn't require expensive finishes and materials I'd say $100/sqf is a pretty good guess if you live in a fairly expensive county.

The only thing I will say is to factor in getting a survey to your costs which i'm guessing you will absolutely have to have in order to know your set back lines. That can run $2k alone.
Flat roofs can often end up with leaking issues

You may want to price both it and a more traditional one when deciding.
Hlat rooks will eventually leak.

which can have an impact. I bought a shed from this place in CT and it is really good quality. They sell garages also. Not sure what you would need to do for a foundation if any, and you'd have to check zoning. But they have a basic 12x20 shed/garage for $4800. You can obviously upgrade anything though.

architect did his due diligence. I think its about 720 sq ft. Storage room in back. One builder came in at 115,000. Next builder at 78,000. No demo needed. Its a fancy cinder block stucco carport. Its in South Florida
