NFT: Real estate listing services - North Jersey/NY

Anyone know a good listing service to receive emails for deals in NJ/NY? Specifically looking for smaller multi-family (duplex, triplex, quad, etc.). Also any good broker/agent references if anyone knows.

Mainly going through Zillow/Trulia but I'd like seeing new listings as they come to market.

So you are looking to buy these properties

Let me make one recommendation to you...

do with 5 units or more. It ends up being a commercial deal. Commercial buildings are all about the cash flow and not about "comps in the neighborhood". So, you can turn a building into gold even if the other buildings around you are falling apart.

Thanks for the tip Eric. If it’s commercial properties I would likely have to go through the commercial brokerages (CBRE, JLL, etc.) rather than local agents for listing correct?

Possibly... or find the deals by working with a local bank. Have you managed properties before? If so and you have a proven track record, you could develop a relationship with a bank so that they call you when they have an under performing property that they would like someone to take over and manage.
