Hey guys, I know things tend to vary from landlord to landlord, but it looks like I might be moving out of my place and into a 1 BR. I was wondering as to what I can get my security deposit dinged for and what is to be expected of the landlord in terms of prepping for new tennants.
I have been here for two years. I am moving out, but I am fairly certain my other two friends are replacing me with a new tennant. the place is in good shape save for some normal wear and tear. There are a few scratches and scuffs on the walls from the original move in. But if they decide to move out in another year or so, I don't want them to get charged for things that were also my responsibility.
As I have been told, When a landlord has a completely new set of tennants moving in, it is expected that they would throw a new coat of paint up and maybe refinish floors. I plan on thoroughly cleaning my bedroom, and asking my landlord if I should fill in the few dings in the walls with spackle or something.
Just looking to prepare myself for the conversation so that I can tell what is a reasonable request and what is something he and his crew should have to deal with.

Yea....that would be ideal, but I don't know if he would be cool with that. Personally I wouldn't be.
We have one deposit but our LL gave the original roommate back his deposit seperately.
Yea, its fairly vague actually. It says that the landlord only has to have my mailing address and write ne a list of damages and he can make deductions according to that list. I am not sure it comes to that. My experience with landlords has either been REAL easy or a pain in the ass where they try and withhold a decent chunk of it and I either have to take them to court.

What is my recourse if he keeps my deposit past the 30 day allowance? What if he takes part of it for damages that I don't agree with it? Is my only recourse small claims court? Anyone ever been through the process of protesting it?
