I worked there when they first opened the 7 train there. Kudos to them for improving the place, but sinking that much money into a high-end mall and a stupid landmark, or whatever the hell that is, is not exactly beneficial

And just to blab on a little longer, I think what bugs me about the entire development is how the ordinary, every day New Yorker, who struggles to get by, will never get a sniff of the place, save perhaps for the 10% of subsidized apartments set aside. Which says nothing about the $700 per night (and up) hotel rooms at the new Equinox Hotel.
I've been to the site numerous times and feel very strongly that the buildings are gaudy glass monuments to themselves with zero architectural harmony between them. Just a lot of Ritz and glitz. I'm gonna reserve judgement until the landscape architects undertake their work to see if the area is at all inviting to the public, or is just a quasi-public oasis. Given that so much was subsidized with tax payer dollars, I sure hope it's the former!

I can't see how you count extending the subway line as a subsidy. It's something that was needed for a long time.
Don't know enough to know whether the extension of #7 IRT would not have happened anyway. Nevertheless, the Times article focused on breaks (including ongoing ones) given to developers.

Well the costs are just off the charts insane - see the 2nd Avenue saga. But even as high as they are I think you're probably right that in terms of economic benefit there is almost no price that isn't worth it to extend the subway in the right places (big caveat).

This article is very misleading. We live in a global economy... Investing billions in ANY project is a massive risk. Cities all over the world are competing to increase development..... wealthy individuals do not have their rent or list price subsidized by taxpayers. Developers, who take on significant risk to invest and build beautiful buildings in Manhattan do. And BTW... these apartment buildings want the listing on their rent to be as high as possible. No one actually pays full list.... there’s always deals. Two months free right now at HY.... its a scheme to keep value high but no one is actually paying 5,200 for a 1 bedroom.
Also, if you dont want NY to provide subsidies for development then get comfortable living in/around a city on the decline... the Amazon “no-deal” was a disgrace and hurt NYC more than one can realize. Keep forcing deals out and bitching about “corporate welfare” and NY will fall into dispare/behind as deals go to other parts of the globe.... and then you’ll be begging for some socialist to come bail you out.. but maybe that was their goal the entire time! actually this is correct -- the extension for Javis Center was paid entirely by NYC not MTA = NYC funded the extension by issuing bonds that are paid by future real estate taxes of new development around new subway stop.. seems like it was a great way to fund this extension .
the downside is that the extension cost way way too much -- there was actually an additional subway stop on 42 and 10th avenue that was no built because of the expense (it could be built in future)
I am convinced that if NYC took control of Subway then construction cost would drop dramatically ... right now you have. situation where Albany and Governor control hiring and cost of Subway Construction .. they have no motivation to bring cost down
