NFT: Realtors please! First thanks!

Good advice and we are selling! But to
open house or not open house? Our agent
gave us options. We’re not comfortable with
it but our agent threw it out there. We think
in general it’s for nosey neighbors and helping
the agent with clients. Thanks!
Definitely not just for mosey neighbors

it can only help you by having them, up to you on the COVID concerns. You can also post it for a week and do an open house if you aren’t satisfied with the offers.

Has your realtor offers the services for virtual tours?

Not necessary in this market. You're right though, its a mechanism for seller side agents to: 1) pick up unrepresented buyers and get both sides of the deal (i.e. 6% instead of 3.5); and 2) minimize the number of individual showings they have to do w/ folks who are interested enough to ask for a showing, but may not be that serious about pursuing.
Open Houses can only help...

anytime you can get more potential buyers into your home it is a good thing.... even if you also throw in a few neighbors.

Think about this..
In most instances, if you want a private showing you will need an appointment. You can only see so many homes in a day that way. When you have an open house, your home can get visited in between appointments by the agents and their buyers.
just sold my house.

Congrats on the potential move of selling your house.

Curious - what state are you located in?
when you are selling, the more people interested in your house

the better, even the perception that more people are interested in your house is better for you

competition means better offers

Suggest to your realtor if they want to do an open house do it for no more then 45 minutes. This way if someone really wants to see it they will make it there purposeful and keep some of that nosey neighbor shit away.
It's fine

If you are worried about COVID, there is an open house protocol and things you can do to mitigate risk. One is to have the agent hosting to keep all doors open and all lights on, minimizing the guests to need to touch anything.

Have anyone attending wear masks, and ask that they not touch anything.

You can also have them wear disposable gloves while in the home.

Have the hosting agent clean any surfaces with disinfectant if they observe a guest touch anything.

Pre-screen all attendees for pre-qualification to eliminate the looky-loo traffic.

These are things a professional Realtor should help you with, myself and this board shouldn't be the ones to suggest it to you. I'm licensed for the State of Florida. If you ever want a professional Realtor in your area, I can get you a strong Realtor through our referral network, and I interview the Realtor first before recommending. Just email me: Jim@McClearyMoves.com

45 mins in a Covid world, are you serious? There are limitations on spacing and the number of ppl in a house, signing Covid forms, etc. If your market is strong, a typical 2 hour open house will be fine. The question is whether you do a Saturday & Sunday open

Generally, Open Houses are "Buyer Finders" Farms for the Realtor...and they often send a Newbie Agent to Conduct them.

Houses are selling Fast....and how many people do you want IN YOUR HOUSE, Now?????

My wife has done more Matterport

virtual tours in the current environment for clients who were not comfortable with the amount of traffic that comes with open houses.

It's essentially a 3D video with the agent adding narration, background music, etc.

Not really true though. We sold out house via open house, so did our old neighbors. Sure, you may sell it without one but I wouldn't totally take it off the table unless you are deathly scared of COVID which isn't up to anyone by the OP.

LIke I said earlier, list it and then schedule an open house if you aren't satisfied with the response. You are going to be having people in the house anyway for private showings so the risk is still there. AS others mentioned, you can control who enters still by taking some of the measures listed above.
You don’t need the open house
KWALL2 : 11/20/2020 11:15 am : link
Very few buyers come from an open house. They’re more of a marketing event for the agent than something that will find your buyer.

Make sure the agent has a good photographer and they do the 3D matterport tour. If the house shows well online the buyers will come.

No need for the hassles of the open house especially now.
