it can only help you by having them, up to you on the COVID concerns. You can also post it for a week and do an open house if you aren’t satisfied with the offers.

Not necessary in this market. You're right though, its a mechanism for seller side agents to: 1) pick up unrepresented buyers and get both sides of the deal (i.e. 6% instead of 3.5); and 2) minimize the number of individual showings they have to do w/ folks who are interested enough to ask for a showing, but may not be that serious about pursuing.
anytime you can get more potential buyers into your home it is a good thing.... even if you also throw in a few neighbors.

In most instances, if you want a private showing you will need an appointment. You can only see so many homes in a day that way. When you have an open house, your home can get visited in between appointments by the agents and their buyers.
Suggest to your realtor if they want to do an open house do it for no more then 45 minutes. This way if someone really wants to see it they will make it there purposeful and keep some of that nosey neighbor shit away.
If you are worried about COVID, there is an open house protocol and things you can do to mitigate risk. One is to have the agent hosting to keep all doors open and all lights on, minimizing the guests to need to touch anything.
Have anyone attending wear masks, and ask that they not touch anything.
You can also have them wear disposable gloves while in the home.
Have the hosting agent clean any surfaces with disinfectant if they observe a guest touch anything.
Pre-screen all attendees for pre-qualification to eliminate the looky-loo traffic.

45 mins in a Covid world, are you serious? There are limitations on spacing and the number of ppl in a house, signing Covid forms, etc. If your market is strong, a typical 2 hour open house will be fine. The question is whether you do a Saturday & Sunday open
Generally, Open Houses are "Buyer Finders" Farms for the Realtor...and they often send a Newbie Agent to Conduct them.

Not really true though. We sold out house via open house, so did our old neighbors. Sure, you may sell it without one but I wouldn't totally take it off the table unless you are deathly scared of COVID which isn't up to anyone by the OP.

You are going to be having people in the house anyway for private showings so the risk is still there. AS others mentioned, you can control who enters still by taking some of the measures listed above.

Make sure the agent has a good photographer and they do the 3D matterport tour. If the house shows well online the buyers will come.
No need for the hassles of the open house especially now.
