I live in VA and want to get the single team version, and watch the Yankees of course. It states that only 'out of market' games are shown...does this mean, if I live in VA and want to watch the Yanks, I can only see them when they're not at home? Call me daft, but I can't make heads or tails of this

You'll get all Yankees games in VA except when they play the O's or the Nats.

It means you can't see them live if there is a "home game" in your area. That might include the Nationals or maybe the Orioles. If they're playing anyone else you're fine. You can still get all live radio broadcasts and all archived mlb.com games.
