I live at Beachwalk in Saint Johns and love our community. It is brand new so it was easy to make friends as everyone moving in is looking for company. Sometimes when you move into an established one everyone is already set up into groups. We have a 17 acre manmade lagoon with paddleboard, canoes, water slides etc. a water dog park, a putting green, tennis and other amenities. Laverenus Coles from the Jets lives here and that might drive you away as a giants fan. Check it out. https://clubbeachwalk.com/ here is a link. Nocetee is the older more established community and tends to market itself to younger families with young children. they are attempting to make this a true golf cart community with upscale retail (Whiskey Joes, Fysh, etc) on the far side of the lagoon. 18 minutes to Jacksonville, 10 to Saint Augustine. I know nothing of palencica but will check it out for you if you want me to.
there are a ton of courses down here. 3 within 5 miles of my house. Saint Johns, South Hampton, and Cimmerron. If you decide to check out Beachwalk let me know we can hook up for lunch. My wife loves it here. Happy wife happy life.
Your comments had me doing some research last night and the one thing about Beachwalk that I cannot find ate any homes for sale. Plenty of open lots to build new but that’s not something I’m interested in.
Maybe because the neighborhood is so new that nobody is reselling an existing home just yet?
There are 3 homes on my street up for resale. One directly across the street where the Father died of cancer. So there are houses out there but being handled by outside real estate companies not Beachwalk per se.

Drive briefly through beach walk… TBH we weren’t sure what to make of it.
Will do more research
As a golfer, Palencia appeals to me quite a bit
